Alteration Requests must be approved by Board before starting work. Other examples:

Foundation/exterior wall/roof penetrations (e.g., kitchen/laundry venting)

Roof/ceiling/floor truss or joist modifications (vaulted/tray ceiling, lights, fans, etc.)

Pets and Wildlife [Rules & Regulations: Section 13]

Measure garage to ensure oversize vehicles fit.

Review the maintenance responsibilities of owners.

Buyer and Seller will be notified of repairs Beaverdam Run will address.

Planning Your Move ...

Read Moving-In (What You Need to Know NOW) before coordinating your move.

Important points:

Large tractor-trailer-type moving vans are prohibited.

Permissible move-in vehicles must use the Service Gate.

Reserve date/time to have Service Gate opened by the Gates Committee.

To open the Entry Gate for your own vehicle(s), use the special entry gate code provided in the Buyer Info Packet at the closing. (If you don't have the special entry gate code, contact the Gates Committee.) This code is also useful if you don't have an Entry Gate opener or if your phone is not entered into the gate's phone system.

Entry Gate closes after each vehicle passes through (each vehicle must enter the gate code separately).

Utilities servicing Beaverdam Run (transfer electric and gas accounts soon after closing)

Settling Into Your New Home ...

If you re-key/replace lock(s) or add/change alarm systems, provide a key to the Corporate Secretary, along with instructions to avoid setting off the alarm (if present).

Provide your landline and/or cell phone number(s) to the Corporate Secretary. Specify which number will be called to open the Entry Gate.

Opening Entry Gate for Visitors

When visitors wish to enter, they can search by name at the kiosk and request access.

Upon answering you may speak with the person at the entry kiosk. If you want to open the Entry Gate, simply press "1*" on your phone or press "Open" for a video call.

Beaverdam Run Welcomes You

Our Welcoming Committee will contact you to answer questions and help you transition into your neighborhood.

After you've been "welcomed", our Marketing Committee will contact you to discuss your experiences with buying a home at Beaverdam Run. This discussion will help improve the process for future owners.
