Seller Reminders
The checklist below provides steps to complete as you prepare to sell, close and move. If, at any time, you have questions about your responsibilities as a seller, please contact a member of the Board of Directors.
Preparing to Sell
____ Download and complete the N.C. Residential Property and Owners’ Association Disclosure Statement. The North Carolina Residential Property Disclosure Act (G.S. 47E) (“Disclosure Act”) requires residential real estate owners to provide a completed disclosure statement to a buyer before an offer to purchase is made. ____ Refer agents and buyers to our website Beaverdamrun.org and the Buyer's Guide section. It will guide buyers through each phase of shopping for, purchasing, moving in and owning a home at Beaverdam Run.
____ Beaverdam Run images and flyers can be located on the beaverdamrun.org website under Buyer’s Guide/Realtor Resources. They’re approved for use in promoting your home.
Before Closing
____ As soon as possible (but at least 10 days before closing), provide the Corporate Secretary CorpSecBRCA@gmail.com with the name(s), current address and phone number(s) of the purchaser(s) and the proposed closing date. Doing so will help the Board prepare for the arrival of the new owner(s).
____ Provide at least one, but preferably two, Entry Gate opener(s) and house key(s) to the buyer’s closing attorney for transfer to the buyer at closing.
____ Notify a Gates Committee member BRCA.Gates@gmail.com of your moving date. We want to make sure the service gate is open when your moving truck arrives.
____ Describe and provide documentation for all alterations that you or an earlier owner made to the unit’s interior and exterior common elements. Common exterior alterations include awnings, skylights, sun tunnels and steps leading to a lower level. New owners need to know about these changes because they, not the association, are required to maintain them. Generally, digital copies of alteration requests since 2017 are available from the Architectural Standards Committee. Beginning in 2022, you will be able access all new alterations records on Condo Control Central.
____ Notify utility providers. You’ll want to stop services under your name as of the closing date.
____ Transfer access to – and passwords for -- “smart” digital devices and appliances to the buyer.
____ Label and return any special Beaverdam Run keys (office, file cabinets, etc.) to the Corporate Secretary. Contact CorpSecBRCA@gmail.com to make arrangements.
____ Clearly label all openers (i.e., entry gate, garage) and keys (i.e. doors to the unit, Clubhouse/ Log Cabin) that you leave in the unit.
When You Leave Your Unit Place the following Items on the Kitchen Counter
____ 2 Mailbox Keys*
____ Additional house keys – clearly labeled
____ 2 keys to the Clubhouse/Log Cabin.*
____ 2 garage door openers** and outside garage keypad code (if any) with manuals
____ Additional Entry Gate opener if only one has been supplied to the closing attorney. You should be sure that the closing attorney has at least one but preferably two gate openers. If you are missing one or more gate openers, contact the Gates Committee BRCA.Gates@gmail.com to purchase replacements programmed for our Entry Gate.
____ Information about unit alterations, receipts, etc.
____ Location of screen/storm door inserts and operating information (if present)
____ Location of shut-off valve(s) for outdoor faucets and hose bibs (if present)
____ Location of interior water main turn-off
____ Operating information or brochures for appliances, gas logs, fireplace inserts, “smart” digital devices, etc.

** Garage door openers may be purchased at Home Depot or Lowe’s.
