What sets Beaverdam Run apart from other condo communities in Asheville?
We like to think many things set us apart, but we’ll highlight four:
- Our location, an area of extraordinary natural beauty that is less than 10 minutes from bustling downtown Asheville and even closer to shopping, restaurants, brew pubs, hiking and the University of North Carolina at Asheville.
- Our spacious homes, abundant amenities and gorgeous, park-like grounds.
- Our self-governance: We elect a five-member Board of Directors from among our ranks, then join committees to support them in making decisions. No management company.
- Our friendly community, which offers many opportunities to get to know your neighbors – through volunteer committee work, social activities, sports and other shared interests.
What amenities does Beaverdam Run offer?
Our amenities are numerous and varied, offering something for everyone:
- Our clubhouse features a heated indoor pool, fitness center, saunas, lockers and showers – and a party room with fully equipped kitchen (and a very large TV). Outside are patios with gas grills, tables, chairs and places to lounge.
- Two sports courts are available – one for tennis and one marked to accommodate four pickleball games.
- Inside our historic Log Cabin (birthplace of two governors, both born in 1801!) are a pool table, ping-pong table, library and meeting rooms. Outside the Log Cabin, pets can romp leash-free in a fenced exercise area.
- Beaverdam Run offers abundant opportunities for walking, hiking or simply being. We have a beautiful Japanese Garden and five ponds, plus miles of roads and trails within the property.
- Our community garden offers plots first-come, first-serve to residents who want to test their green thumbs.
What activities are available?

What social activities will I find at Beaverdam Run?
Residents have many opportunities to volunteer, socialize and gather with neighbors. For example, our Social Committee sponsors a monthly informal “First Friday” mixer for residents. It also hosts special events throughout the year: holiday and summer cookouts, meals at area restaurants, Sunday special events and a festive holiday party in December.
Are pets welcome?
One or two common household pets, such as cats, dogs or birds, are allowed per home.
How many condominiums are in Beaverdam Run?
We have 136 homes (mostly semi-attached duplexes with a few triplexes) on 115-acres of beautifully landscaped grounds. Each home is strategically situated for privacy — and for outstanding views of the surrounding mountains and meadow-like green spaces.
What floor plan options are available?
Our community offers a number of floor plans. View original floor plans, keeping in mind that many have been altered over the years. Generally, homes are one or two stories and range from 1,860 to 2,900+ square feet in size.
Is Beaverdam Run a condominium association or a homeowners’ association?
We are a condominium association — but don’t think high-rise. Our homes are mostly one- or two-story duplexes or triplexes. As a condo association, members own their individual units and jointly own the common areas — the grounds, swimming pool, sports courts, and clubhouse.
Is Beaverdam Run approved for HUD/FDA loans?
Yes, ours is a HUD/FHA-approved condominium community.
Is there a monthly condominium fee?
Yes. Our monthly assessment covers city water and sewer; exterior building maintenance; landscaping and tree maintenance; the Association’s insurance policies; street lighting; road maintenance; city trash removal and recycling; snow removal; and all facilities and amenities. How is Beaverdam Run governed?
A five-person Board of Directors, elected by the homeowners to two-year terms, governs the community. The Board, in turn, is supported by numerous committees staffed by resident volunteers. While other condo communities may use off-site management companies to manage their day-to-day affairs, Beaverdam Run is (and always has been) entirely self-managed. Physical work, such as building and grounds maintenance, is contracted out, with resident volunteers managing the contractors. The Board does not operate in isolation. It encourages member participation and input through regularly scheduled Board meetings, and town halls — providing updates on Association business through a bi-monthly newsletter and other communications.
What drives residents to get involved so that Beaverdam Run can continue to be self-managed? What kinds of tasks do they handle? And how can new residents contribute?

How do residents stay up to date on what’s happening in the community?
Residents may access Association announcements, documents and forms, Board minutes, and resident directories through a residents’-only portal. They also stay current through:
- “News & Views,” our bi-monthly newsletter, featuring profiles of new residents, recent activities, and Board and committee updates
- Automated email and phone messages
- Bulletin board notices at the community Gazebo where mail is delivered
What if I want to remodel or alter a home at Beaverdam Run?
We welcome updates and improvements. However, before work begins, our Architectural Standards Committee must approve:
1) all structural interior alterations; 2) any alterations affecting either the unit’s exterior or its structure; and 3) all work that you plan to contract out. Please see how we define alterations – and related information – in the Beaverdam Run Handbook, under Rules and Regulations, Section 2-1 “Alterations.”
What is the Association’s process for reviewing the alteration(s) I may want to make?
To request approval for an alteration, submit a signed Alteration Request form to the Beaverdam Run Architectural Standards Committee, along with Certificates of Insurance (COI) showing $1 million Commercial Liability coverage for each individual, contractor and subcontractor expected to be involved in the project. Alteration Request forms are available on our website, or in hardcopy at our gazebo. Reviews by the Architectural Standards Committee are completed promptly, usually within one week’s time. Committee recommendations are forwarded to the Board for final action at its next regularly scheduled meeting. Depending on when the request is submitted within the regular cycle of Board meetings, the approval process can take up to a month. More complicated alteration requests have taken several months to process.
Our home inspector identified several repairs needed to the property we are considering. Will the Association take responsibility for addressing these issues?
